Park House is not your normal shared, house. I'm Rick, the live out landlord. I have a couple of properties I rent out and I bought Park House because of the very good standard it had been renovated to. With its old hallway tiles and internal stained glass windows it feels just that bit more special than the average shared house.

There are 2 well equipped shared kitchen / dining areas which means you are only sharing that space with a maximum of 5 people. The other tenants are all professionals and there is a nice friendly feel in the house. We also have a garden area at the back of the house with patio furniture to provide somewhere nice to unwind after work in the summer.

Park House is very well situated for the station and Wellington town centre. Motorway access is also very close and there is ample parking in the area.

Rent is inclusive of bills. We have high capacity high speed virgin broadband and also Hive on the heating system to make sure its kept good and warm in the winter.

After viewing a property and deciding to apply to rent it you will be required to provide personal and financial details, ranging from name and address to occupation and salary. We will also be required to obtain employer and landlord/agent reference. The process seeks to establish that in all respects you would be a suitable match for the property.


Landlords are obliged to insure the building and any fixtures and fittings but it is the tenant's responsibility to insure the contents and their personal possessions. We can suggest insurers who will offer such cover if required.

As well as paying the rent, you may also be required to make the following permitted payments.

FEE’S (tenancies entered into after 1st June 2019.) PERMITTED PAYMENTS

Before the tenancy starts (payable to Mannleys ‘the Agent’)

Holding Deposit: 1 week’s rent.

Deposit: Equal to either one months rent, or 5 weeks rent.

During the tenancy (payable to the Agent)

For English properties:

Payment of £60.00 (including VAT) if you want to change the tenancy agreement

Payment of interest for the late payment of rent at a rate of 3%

Payment of £25.00 for the reasonably incurred costs for the loss of keys/security devices

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

Any other permitted payments, not included above, under the relevant legislation including contractual damages.
